The cobalt-blue waters of Lake Tahoe compromise the second-deepest lake in the United States, and one of the most ancient freshwater bodies in the world. Lake Tahoe’s 72-mile shoreline straddles the border between California and Nevada, flanked by the majestic snow-capped peaks of the Sierra Nevada Mountains.

LAKE TAHOE REAL ESTATE INSIGHTS

Lake Tahoe features some magnificent lakefront real estate, ranging from rustic cabins to sprawling luxury estates. Construction of new properties along the waterfront is tightly restricted, which adds to the incredible desirability and exclusivity of these lakeshore homes.

Some of the grandest properties can be found along the North Shore, and in Truckee, while areas such as Dollar Point and Chinquapin are full of wonderful amenities, including public piers and sandy beaches.

Prices for condominiums and single-family homes along the waterfront begin at between $1,500,000 and $2,000,000, while the largest and most extravagant properties can fetch in excess of $40,000,000. The most sought-after properties boast private piers and immediate access to the water. Regulations prohibit the building of new piers along the lakefront, increasing the attractiveness of properties with piers already in place and adding as much as $2,000,000 to their value.

Lake Tahoe’s communities provide an incredible variety of activities and attractions. Incline Village is known for its exquisite restaurants, serving gourmet cuisine and offering spectacular views, particularly at sunset. West Shore’s Sunnyside Restaurant and Lodge is another must-visit eatery.

Recreational spaces include Emerald Bay and Lake Tahoe Nevada State Parks. Attractions within Emerald Bay State Park include the gorgeous 1920s Nordic-style Vikingsholm mansion. Sand Harbor Beach and Spooner Lake are both located within Lake Tahoe Nevada State Park, along with an entrance to the extensive Tahoe Rim Trail.

Many more trails can be found within Lake Tahoe’s ski resorts, with over 100 trails located within Sugar Bowl Resort alone. Heavenly Lake Tahoe is one of the largest resorts, covering 4,800 acres within both California and Nevada. Mt. Rose Ski Tahoe boasts the area’s highest peak, while the Olympic-caliber Squaw Valley is one of the best options for experienced skiiers. With dozens more to choose from and slopes to suit all ability levels, Lake Tahoe is one of the United States’ finest skiing destinations.

SCHOOLS

Lake Tahoe’s communities cover a large area and are zoned for numerous school districts. Lake Tahoe Unified School District covers the southernmost communities, with the Tahoe Truckee Unified School District covering the west and northern sections. Communities along Lake Tahoe’s western shores belong to the Washoe County, Carson City, and Douglas County School Districts.
